3D Laser Scanning for Large Scale Redevelopment Project: Precision and Efficiency in Action

Established in 1994, The Stonewood Group is a property management company that oversees real estate and infrastructure holdings in New Zealand, it was founded by brothers John and Michael Chow.

They are currently working on a redevelopment project of 280 Queen St, Auckland, a 50-year-old office building, into the newest mixed-use retail precinct in Auckland’s Midtown. 11 levels of the project will be home to a Raddison Red hotel; 3 levels will be retail, and the rooftop will house a restaurant and bar.

To enable accurate data collection of existing structures and environments, The Stonewood Group enlisted Recon to undertake 3D laser scans of all the internal floors (all 15!) plus rooftop and exterior of the building post removal of all wall linings, false ceilings and floor coverings. Recon scanned all the structural elements of each floor including the beams, columns, walls and floors, windows and doors.

Michael Chow, Co-Founder, Stonewood Group said “I think for new projects, with more extension where you are adding buildings, 3D scanning is a good idea and helpful. 3D modelling is better where the scales of build are bigger, it is useful for 360 views and just offers more value. I also think for apartment builds it would be worthwhile for marketing purposes, so buyers are able to walk through a building.”

From the survey-controlled scan data Recon digitised the building and infrastructure, using scanners accurate to 1mm, and produced 360-degree ‘walk-throughs’ and a Revit model.  All the data collected supported the design process of the redevelopment.

 With the base survey and scan completed its then straight forward to complete any infill scanning as additional areas within the building are stripped.   The process of 3D laser scanning to Revit modelling provides efficiencies for the architects and builders through having accurate and up-to-date information at their fingertips at any stage of the project.  Those efficiencies translate directly into cost and time savings for the developer through improved communication, accuracy and fewer site visits.
